A short-term rental runs on payouts, not bookings. The nightly rate a guest sees is never what hits your bank: Airbnb, VRBO, and Booking.com each subtract a host service fee, route the cleaning fee, sometimes withhold and remit occupancy tax, and split a multi-night stay across check-in and check-out timing — so the net deposit is smaller than the gross and arrives on its own schedule. If your books simply record the deposit as revenue, your income is understated, your platform fees are invisible, your cleaning cost is buried, and you cannot tell which listing actually earns.
